oh wow so my partner and i were looking for a place a little closer to our places of employment.... And we found AMS Library apartments to be more convienient.... So we app**** for it, payed the deposit of R5000, Months full rent R5000, Electricity meter deposit 😒R1000 and other stupid costs

We moved in the following month, had to sell off some furniture and rent a storage unit for the rest as the place was miniature compared to what we had

There was still paperwork to be done for the inspection (you do alone not with the letting agent) 🤨 and send it all back within a couple days

Within the second week i was mortified to discover i probably have filthy neighbours cause i started seeing ****roaches running around 🤮 yet the place was fumigated beforehand and i never had such a problem from my previous complex. The noise levels are just unbearable especially with the kids running around in the passages and stairways (despite their being a play area) Within 2 months i noticed that something had hit my kitchen window from the outside (most probably from the kids that run wild all over the show) of which i did report and was told that it is my responsabilty

within the 6th month of our stay there (lease was ending then) my partner were going through issues and decided to i was shocked i never got asked to renew the lease agreement so i queried with the security if it would be a problem and he said i dont need to stress about it as Charmaine still send you an invoice monthly LET ME JUST INFORM YOU THATS THE ONLY, TIME YOU WILL RECIEVE ANY FORM OF CONTACT FROM HER IS WHEN IT AFFECTS HER INCOME!

Her Lessee Lessor telephonic/e-mail etiquette is literally astounding 😵

2 months of overstaying the leaseagreement and still paying the monthly rental fees i sent her a lease cancellation letter (NOT KNOWING THERE IS A R2000) Lease cancellation fee for a lease renewal of which i have not signed

Any it was nearly time to move out and there was a slight problem with the solar panels of the new property i was going to move into so i was hesitant, but constantly sent CHARMAINE emails as to whats going on and eventually moved moved out

a couple of weeks after moving out i just wanted to follow up on the deposit refund via email , to which i rep**** to 31 days as per lease agreement (which i did not sign).............So i did the wait, and after sent constant emails to follow up as i have heard nothing from her,

WARNING: My previous lessors would inform me and send me invoices as to what maintenance needs to be done ETC , (not with AMS HAVEN PROPERTIES)

Eventually i got fed up of sending emails with no response as to what is happening with my refund deposit, so i decided to call Charmaine Oosthuizen

We greeted one another, then i queried why she has not back to me about my deposit refund... *** OH *** DID SHE INSTANTLY TURN INTO CRUELLA DE VILLE she named a few things which did make sense but could not possibly take up all of my deposit. then she mentioned fumigation (for a place to get properly fumigated you would literally have to evacuate all the tenants of the complex fumigate it thouroughly, and when all is clear then allow them to stay there, otherwise it is a purposefully done tactic so you are able to take from the deposit of a tenant which is what they did)😡 Next thing she mentions a lease cancellation fee of R3000 and refers to me reading an overdue lease agreement as i had not signed any new paper work or any lease of any sort and was paying month to month without being asked to renew or vacate the property???? of which i gave her a months written notice of me leaving the premises and now im being told i have to pay a cancellation fee of R3000

As soon as i started to question her she brought in my personal life as a self defence mechanism which was totally none of her business to make assumptions about as she doesn't even know if i am still with my partner or not, telling me thats why my partner probably left me etc. (coming from someone does not know me/us from a bar of soap)

ALL IN ALL I WOULD NEVER RECOMMEND ANYONE RENTS ANY PROPERTY FROM AMS HAVEN, as everything you put in your deposit will stay with them, despite how much you try to clean up and are aware of the minor problems that shouldnt cost to much once you see and approve the quotes or even invoices (which does not happen) Rather stay your deposits worth there so you dont feel like you at a deadloss (like i feel now)

I made the mistake of cleaning the flat as much as possible, to later hear from her there were ****roaches in the unit, of which i did spray ****roack killer spray before i left ( which clearly says there is a major problem within the complex despite their so called fumigation non existant charges they ***** from your deposit

she refers to clauses on the lease agreement which refers to clauses that dont even exist on my old lease agreement .... 4.2 will tell you to refer to 19 which is not even there so that money gets ****** from your deposit too

Eventually she will tell you that you owe her as a matter of fact!!!

Oh despite my losses of living there, the sleepless nights from the terrible noise levels, the gates not being fixed, the heartbreak of the underpaid staff which you clearly see as much as they dont say a word about it are ill treated, Im greatful to be out of there i dont think i could deal with such ill treatment and communication to both staff and tenants as much as i regret not leaving the place a complete mess so i could at least feel i lost my deposit for a good reason.
