DISGRUNTLED, WITH POOR MANAGEMENT - NOT A RECOMMENDATION
I will never ever recommend their apartments to anyone for few reasons, especially in Capital Heights. To the people that liked the building from the outside like I did, be at your own risk. Please read these. Firstly, I am still waiting for my deposit refund, their management offices need to be followed up with everything they have to do. Secondly, their new tenants do not stay long in their premises, no wonder. Thirdly, their premises are not well and strongly managed as per management and tenants applicable rules, protocols and regulations, they just care about rent money that is all (for the record, there is no single month I missed on rent or gave excuses). Tenants are allowed to make own decisions since management is not hands on, wonder if they still do fines for misbehavings or breaking of rules. Tenants concerns are not easily attended to by management discussion, if so tenants are told to manage themselves meaning I have the right to fight with the tenant that is troubling me (I approach the tenant) in their absence and sort things out, wow. They handle matters differently depending on who you are or who you bribe for assistance. A month does not end without seeing a police van in the yard - how bad this is. Their yard is very very very busy since there are many different kind of businesses held in their premises, even the dangerous businesses that we never thought of. The noise level is uncontrollable during the day and too much of a disturbance at night - no peace of mind. Other flats have more than the number of tenants required to occupy an apartment. There is no tenants forum, tenants are fighting each other as management is not able to step in and resolve matters at hand, hence people are no longer reporting and monthly moving outs. According to my knowledge, arising matters need to be assessed first and then make concrete decisions on by management. Come month end their braai area which is very close to an apartment where people are sleeping at night, is fully packed with people from outside the premises not following the president's curfew and rules. The premise is regarded as not having a caretaker at all when all these is happening and we never knew there is one appointed in place, who was never assisting when urgent matters are reported to. Please note that at night during crisis their caretaker is switching off his phone, not reachable. In Capital heights apartments you will pay for water and electricity when other tenants are not paying, no wonder. Their communication process is still at baby steps and need to improve, one morning you wake up with no hot water: no communication, no SMS sent, no email, no whatsapp, no notification, nothing. The is no order there. The only facility I can recommend in their premises are the cleaners, they do their work better atleast.
