I would fire this agent if not for contractual obligations

I have a unit at an estate in Harties that I rent out with Aiida appointed to manage the property. It took a few months to find a tenant. In the meantime, I requested that some maintenance work be done to make it look better. The person Aiida recommended to do the work did such a poor job and they just accepted it. The agent I was dealing with at the time (Rhenier) just said it's not his business, he is just assisting me but it's not his responsibility to ensure that quality work is done on my property. I should have fired Aiida then already.

But another agent was assigned to my property (Hantie) and we worked very well together. She found tenants and sorted out all the admin. She really managed the tenant and their demands so well and always kept me up to date.

Later on, Rhenier took over from her again. I'm not sure why. At this time I had a new tenant. . When I needed some work to be done to the place the agent recommended PM Home Improvements. I specifically requested standard fittings, silver in colour. Without providing me with a quotation, they went ahead and completed the work. The agent just deducted the payment from me rental income that came as a shock to me. When I requested the quotation and the invoice issued to the agent; Paul, the owner, plainly ignored me. What I did get was the following breakdown:

2x Towel Rails: 596.22 Labour & Profit - 265 2x Shower soap holders: 436.52 Labour & Profit - 240 2x Tumbler holders: 342.21 Labour & Profit - 215 2x Toilet paper holders: 465.46 Labour & Profit - 265 2x Corner bathroom rack: 336.8 Labour & Profit - 160

I can still accept that the fittings selected were pricey - but to drill a few holes to have a rail or toilet roll holder cannot be that much. It is ridiculous. I couldn't be more unhappy and neither the agent nor PM Home Improvements have made any attempt to explain.

The agent has just ignored my calls and emails regarding my unhappiness around this matter. I couldn't be more annoyed with this man.
