Bad managing agent

Since taking over the management of our complex this agent believes that owners are imbeciles and that emails are there not to be rep**** to. Tardy and very late in holding our AGM. Documents delivered 25 hours before AGM. Poorly prepared budgets that make no sense. Will not release financial information unless you personally go to their offices and when you do they do not prepare for the meeting and have excuses such as "paper work is with the accountants".
