The Titan Apartments

As requested, please find below the feedback regarding my non-renewal of my lease:
Firstly, when I moved into the building in 2022, it was well kept and run. The demographic of tenants was well balanced as well.
1. Over the years, especially during 2024, the standard has declined significantly.
2. There is an increase in excessive and unnecessary noise in the corridors during all hours, even during quiet periods. 3. The average age group of the tenants seems to have declined as well, as a result the overall tenant behaviour (noise, public decorum in public spaces) has begun to resemble that of student housing. This is especially evident at the end of each month (payday), public holidays, weekends (in the evenings) and especially weekends that fall on a payday weekend. This is the biggest disappointment, it was unpleasant to come to terms with the fact that now I was outgrowing this apartment complex. I’m a young professional, and I thought The Titan was a place for me.
4. Noise complaints are not taken seriously and the building’s rules (e.g: smoking within the building and not in the designated areas) are not strictly enforced.
5. Basic maintenance (apart from the fumigation) such as reviewing the basic upkeep of the amenities within the apartment, is not done. Things fall apart due to natural wear and tear from usage, and no basic upkeep is done every 6 months. Just looking at doorknobs, hinges, mould, vents, window cleaning for units between the 2nd and 6th floor (in my three years living at The Titan, my windows have never been cleaned, I would do it myself if it was physically possible to reach, but it is not).
6. The “industrial” ceiling look in certain units, is ugly and looks unfinished.
7. Although water and electricity outages are a common characteristic of Johannesburg as a whole, the water outages and electricity outages at the Titan is absolutely abysmal. For a place that has as many water outages you’d think at this point there would be a jojo-tank for the usage of the tenants during these outages. If not for anything else, but just for maintaining the toilets AT LEAST.
8. The crowd control during moving out/moving in periods needs serious work. Having people using the main entrance to move out/in whilst also conducting viewing etc. is somewhat counterproductive. It’s disorganised and is not a good look for prospective new tenants and existing tenants entering the building. The current optics are very poor.
9. Get some cameras within the corridors please. For everyone’s safety and peace of mind.
That being said:
- congratulations on getting all the lifts to work, full time. - nice work on the Entry and Exit process that was integrated. It manages the traffic quite well. -the new security guards are wonderful.
Nevertheless, I liked my apartment for the purpose it served during my first few years in Johannesburg.
