The Apollo Apartments (Sunninghill) - Do not do it!

Do not do it and do not move in here no matter how desperate you are! The customer service in this Building is horrific and best believe it will take 3 months before they attend to your email once you've moved in. As per the other reviews, there is constant leakage and damage to the apartment which makes it harder to get maintenance to assist as they will not bother to reply to your email.

Their maintenance is really bad and on top of that their things constantly break. I had to personally pay for damages while staying in the apartment cause their things were constantly breaking. When I moved out, they declined to pay my entire deposit cause they charged me R2000 for a crack on the cupboard caused by water damage (yep, R2000!), spare key charges in which I never even received the additional keys plus ,water fees (which I don't know know how cause I paid my monthly rental in full when moving out). The cherry on top of the cake, aside from them not wanting to pay my deposit, they said I actually owe them. Till to this day , am still waiting for feedback for proof of these charges and best believe they will reply me after 2 months. So move in here at your own risk. Tenants are constantly moving out due to this treatment. It's that bad !

Dear Kwanele,

Thank you for reaching out to us. From our records, we can see that all queries submitted to us via the correct channels were responded to within 2 business days and since the start of your occupation, no maintenance tickets were logged through our ticketing system for maintenance issues within your apartment nor did we receive any notice from you that any other items were damaged or broken and that you had to cover the costs thereof. If you feel that our records are not accurate, please supply us with the necessary proof of damaged items you paid for that should have been covered by the Landlord. With regards to your deposit, as per the full tenant transaction history sent to you, all utilities (water, heat pump and effluent) are billed in arrears and therefore, the final utility charges as at your last day of occupation were calculated and deducted from your deposit. This is standard procedure for all apartment rentals otherwise the landlord would be paying for your final month’s utilities. With regards to the key and cupboard replacement costs deducted from your deposit, when you took occupation you completed a move-in inspection (a copy of which has been sent to you at the start of occupation as well as on 25 October 2022 after you logged a query with us 2 days prior to this) and on this inspection, you signed that you received 4 keys for your apartment, however on the outgoing inspection that was conducted on 05 October 2022, it was noted that only 2 of the keys were returned and therefor we charged you a key replacement fee for the 2 keys that were received, but not returned.

With regards to the cupboard, the kitchen sink cupboard was badly damaged by water (The photo was also attached to your outgoing inspection) and as a result, we had to replace the kitchen sink cupboard unit. We do not add any charges to the amounts billed by our contractors and the Landlord does not profit from repairs or parts requiring replacement. A copy of the quote has been sent to you as proof. You mentioned that you have received no response from us regarding your deposit refund or the charges deducted, however, our records indicate that all your emails were responded to by one of our administrators.

Please note that we take pride in providing our residents with safe, top-quality apartment living spaces and we strive to do what we can, within reason, to make your stay comfortable and give you added benefits such as free WIFI, free gym and business centres at no additional cost. While we understand that you are upset with the charges levied against your deposit, The Landlord is well within their right to claim any damages caused by a resident against the said resident’s account and as previously stated, all charges were billed at the price charged by the contractors.

We trust that the above addresses all your complaints mentioned in this review and should you feel that any matters reported have not been addressed, please let us know so that we may contact you directly
