ABSA FUNDING PROPERTIES NOT IN A LIVEABLE STATE TO INNOCENT PEOPLE

Before I write this review, I am not 100 % sure why ABSA Bank enjoys customers BAD reviews on this platform. I have been nothing but patient while you all read my emails because there is no contact number to actually complain. So here we are yet once again. Wendy Mtshwene has been nothing but of great assistance when helping me with restructuring my Home Loan Account at the end of May 2023 - Case is C-***6. Which I was truly grateful for. Until I then raised a major concern on the 05th of June 2023 via email and again on the 13th of June 2023, for which (this email was read: was read on Friday, June 16, 2023 8:45:12 AM) and again my last email Sent: Thursday, June 29, 2023 10:39:24 AM (which was read by herself and Vanessa Crowe on Saturday, July 1, 2023 9:18:33 AM) but no responses as yet. The email which was sent to Wendy reads as follows:

Just a quick question. Are you aware that your bank funded my property while the Complex of where my property is situated in, do not have their financials in order?

Please advise on this as I fought with my bank at Standard Bank last year, to try and get this bond over with them and they were the one’s who confirmed to me that they could not help fund my property due to the complex not having their financials in order.

I am in process of really trying to get all this in order. Being a first time Home Owner, I have honestly not had any joy with this process. I am deeply shattered that I am experiencing such hardship with this property which ABSA Bank funded.

Now, Let me put you in the picture of what I am going through, in fact you need to place yourself in my shoes. Firstly, I cannot stay in my place bonded with yourselves, due to a sewerage and leak damage coming from the Unit above mine which I have been fighting to get assistance from the complex/ insurance and Unit above mine for the past 10 months. The Unit above mine is highly liable for the costs of the damages on my property. Not only is my bathroom severely damaged, but it has also affected my kitchen, which all the kitchen units need to be replace/ redone, walls need to be repainted as the moisture created mould in all rooms of my unit. I had tenants moved in there the first year of the bond from the 1st October 2021 which was supposed to be terminated in September 2022 as there was a one year lease signed. The Tenants stayed until the 1st of November 2022 while searching for a new place to rent. They wanted to stay until the end of December 2022 but due to the mould and sewerage smell getting so bad, they could not breath in the air in the unit and started to get sick. I was admitted into hospital last year for stress and pneumonia from the 2nd of June and discharged on the 11th of June 2022. What stress you might ask? Well the stress caused by this property and complex that ABSA Bank bonded to me!! Not only was my medical aid depleted within the month o June/ July but I suffer from Asthma now and anxiety. If it wasn’t for ABSA Bank funding this property to me with a complex in turmoil and ***** I would not be in this mess in the first place. Now before all this started, the property was neat and not one thing seemed wrong with this property. However, the seller revamped the unit before selling and did not mention any of these things that are still not fixed but covered everything up. Not only did the Seller: Hlompho Mphanje – ***/ ***/ *** and her Estate Agent: Mosa Kutu ***/ ***) her boss: Matsi:*** did NOT tell me about the particulars of the Financials NOT being in order of the entire complex Indingo Sky 4, Florida, 4th Avenue JHB. They sold it to me with all the issues hidden in this property. And ABSA Bank gladly funded this property without thinking what this would do to me as the customer!!!! The biggest concern is, how did you as ABSA Bank fund this property without the financials being in order? Me working for another bank and tried getting the bond over to Standard Bank, they could not fund this property and did not want to tell me why. Imagine me finding out the actual truth about this property through another bank because ABSA Bank funds any property even if it is not safe to live in and the complex is being ran *****ulently. The attorneys who were involved: Christo Mulder Attorneys (Simon Hulme - *** / ***/10 at 15 Dale Lace Avenue, Randpark Ridge, JHB. Who confirmed the following in an email dated: Monday, 28 June 2021 13:25: “We confirm that we have received the guarantees herein and all parties have signed with our offices. We have furthermore also received the rates clearance figures from COJ. We have proceeded with the COJ clearance payment and app**** for the transfer duty receipt from Sars. Once receipt of the rates clearance certificate we shall be able to proceed with the necessary arrangements for lodgement.” And then further to communication the bond was registered on the 02nd of September 2021

So many people involved here and just wanting to make a quick buck out of me and now I can’t live in the place and I can’t rent it out. Not only is this bond sky high due to the interest rate, and me paying the bond of R6000,00 a month excluding levies of R2,017.48 (in arears with levies of R28,261.18 – due to my managing agent who stole my levies for the first year of the bond which was R15,738.82 and only paid back R500 so far. I tried getting Standard Bank to take over my bond as I am a staff member, and this is when they couldn’t do that due to letting me know that ABSA *****ulently put this property on my name and didn’t check any financials. In fact, ABSA Bank knew the financials are not in order. And they knew the mess the complex is in and just sold blindly to make money out of innocent people. If it wasn’t for Standard Bank, I would have never known the truth to all of this. the saddest part is, that I have been ill to stress and cannot understand why ABSA has done this to me. Not only am I constantly sick every other day, but they also broke into my unit on the 14th of June 2023, stole the DV board and broke my burglar bar of my one kitchen window and broke the window. Removed all my taps in the unit and stole my ovens cables. I had to open a case with SAPS, claim from my insurance who cannot pay me out for the damages and theft due to the place not being occupied. They rejected my claim even though I have explained to them that NO ONE CAN LIVE IN THIS PLACE DUE TO THE MOULD AND SEWERAGE DAMAGED!!!!!! BREAKING IN THIS MESS WILL MAKE ANYONE SICK BECAUSE IT IS ALWAYS WET. IT DOESN’T MATTER HOW LONG YOU KEEP WINDOWS AND DOORS OPEN DURING THE DAY IT IS ALWAYS WET AND MOIST IN THE UNIT!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! ALSO, THE DEVELOPERS DID NOT PUT IN ANY AIR BRICKS IN NONE OF THE 18 UNITS IN THIS COMPLEX AND YET YOU AS A BANK HAS FUNDED THESE PROPERTIES TO PEOPLE WHO CANNOT EVEN SELL THEIR PLACES DUE TO THIS MESS!

The burglary that took place at my unit on the Thursday morning of the 14th June 2023, and again on the 17th of June 2023 Saturday to ***** the meter box (which belongs to the unit above mine) and all the copper pipes, as well as 5 other units copper pipes. The whole complex had no water. Again, what am I supposed to do here when I cannot stay at this place when you funded it with all the hidden damage? My Insurance won’t pay out due to the Unit not being occupied. What should I do here? ABSA should be liable to pay out my claim for the damages of the burglary and theft which took place as well as the leak and sewerage damage. You should get this complex financials in order and a proper Body Corporate involved seeing that many of the units are having this issue with getting their units sold or taken over by another bank. YOU SHOULD BE SO ASHAMED OF YOURSELVES AS A BANK JUST FUNDING PROPERTIES WITH NUMEROUS PROBLEMS TO CUSTOMER’S NOT THINKING WHAT IT COULD DO TO THEM LONG RUN!!!! HOW AM I SUPPOSED TO LIVE? YOU TELL ME NOW! YOU HAVE NO IDEA WHAT THIS HAS DONE TO ME MENTALLY AND HEALTH WISE. IT IS THROUGH ABSA BANK THAT I HAD TO SIT IN HOSPITAL FOR ALMOST TWO WEEKS WITH A BILL OF ALMOST SIXTY THOUSAND RANDS. IT IS THROUGH YOU THAT I CANNOT GET THE BOND OVER TO MY BANK AND PAYING SO MUCH FOR SOMETHING THAT’S NOT EVEN LIVEABLE !!!! YOU ARE A VERY DISGUSTING BANK AND I AM SO ANGRY THAT I HAVE TO UNDERGO SUCH STRESS AT THIS AGE OF 30. I WANT AN ANSWER BEFORE THIS WEEK IS OVER. I LOOK FORWARD TO HEARING FROM YOU BECAUSE I TRULY BELIEVE THAT THERE ARE MANY OTHERS HAVING THE SAME PROBLEM AS MYSELF RIGHT NOW. AND NOT ONE OF YOU PARTIES INVOLVED HAVE ANY IDEA OF THE MESS YOU HAVE MADE MY LIFE OR WHAT YOU HAVE BEEN PUTTING ME THROUGH. ABSOLUTELY APPAULING! YOUR SERVICE IS PATHETIC AND INSTEAD OF HELPING YOUR CUSTOMERS YOU RATHER PUT THEM IN FINANCIAL STRAIN AND FUND THEM UNLIVEABLE PROPERTIES!!! SHAME ON YOU!! In essence, I WANT A VALID REASON WHY ABSA BANK FUNDED ME THIS PROPERTY WITH THIS COMPLEX BEING IN SUCH A *****ULANT STATE AND THERE ARE NO CHAIRPERSONS OR BODY CORPORATE TO COMPLAIN TOO OR TO HELP ME. THIS IS ENTIRELY YOUR FAULT AS A BANK AND I AM IN DISTRESS BECAUSE YOU HAVE A PROPERTY IN SUCH A STATE IN MY NAME!!!! I WANT A RESPONSE TO THIS IMMEDIATELY AND REQUIRE THE WAY FORWARD WITH THIS BOND.
