3CEE Unprofessional, ********* and Beyond Poor Quality

Do not even consider using these unprofessional, *********, useless builders!

In South Africa's competitively unprofessional building and renovation services industry, 3C EXECUTIVE AND ENGINEERING ENTREPRENEURS take poor quality workmanship and bad service to new low levels.

They were very quick to demolish walls and st******* tiles and make the property to be renovated uninhabitable. However then they looked for any excuse to leave site and go work on other jobs - and this after insisting on a 70% up-front payment. They claim to offer Project Management and Procurement, however if it is more sophisticated than a copper pipe this company expects you to know exactly what they want and when they want it. And if they suspend their works because, for example the Body Corporate has to fix a water inlet valve, there will be no follow up on when they can commence again. Communication was non-existent barring "urgent" calls when there was a good excuse that they needed to remove themselves from site until some unspecified future date - or when the company had "cash flow problems" and needs an instant advance. Site management was also non-existent, with uns****ed labourers merely dropped off and collected - left to their own devices all day. I frequently found them sleeping on the job, and the shortcuts taken even before eventually rushing to finish the job in a showed that there was no experienced supervision. Apart from trading under an expired NHBRC registration number this company exhibits other suspicious behavior, such as having to go out and buy an additional 1.5 times more tiles than quoted, after I had already supp**** the quoted amount, and then billing me for them. Either they knew they had stuffed up so badly they would need these tiles to address the snags, or they returned these 'additional' tiles and pocketed the cash. The manner in which this company demanded payment upon "completion" - sixteen weeks later on a project quoted to take six weeks- without any notice, without allowing me to inspect the works nor arranging to return the keys also smacks of unprofessionalism and poor ethics. Also being presented with the company's "standard terms and conditions" which looked to have been heavily and hastily edited to suit the situation at the end of the project reeked of poor ethics. Being made to feel like a villain for not immediately handing over all the monies asked for was also unprofessional, but the contractor made out that I was responsible for when and what he paid his workers and their general happiness the entire project, so at that point it was unsurprising. Then to get this company to remedy their snags proved impossible. Even after signing a letter committing to remedy the snags the contractor made every excuse to not be on site. And the small portion of snags they attempted to remedy were to the same poor quality as before, with the contractor citing the age of the building and any other excuse imaginable. Meanwhile they could not even be bothered to use the right colour grout to fix where they had messed up, and even the outlet pipe of the bath was not connected properly. Four months after this company "completed the works", after being repeatedly ignored and even my calls being blocked by this company and with no end is sight for the snags being fixed. I had to contract another company to remedy their snags.

Contracting 3C EXECUTIVE AND ENGINEERING ENTREPRENEURS was, in hindsight, a guaranteed way to ensure having to eventually hire another company, while increasing the cost of the job in time and money exponentially. The only part of the project that was done correctly and on time was the aluminium windows and doors, which 3CEE themselves contracted out to another company - well done that aluminium windows and doors company.
